The Site and its Context


The site comprises approximately 8 hectares of land to the west of Peterborough Road, forming a logical and sustainable location for new housing. The Site has few technical constraints, at the lowest risk of fluvial flood risk, and has no environmental designations affecting it.

  • Well placed for growth – Located on the southern edge of Peterborough, the site is well connected to nearby employment areas, schools, shops, and public transport links.
  • A landscape-led approach – The site will deliver significant green and blue infrastructure, improving biodiversity and providing new recreational spaces for the local community.
  • Sustainable and accessible – The proposals promote active travel, with new walking and cycling links integrated into the wider network.
